Six Steps to Your Keys

From your first question to closing day. Tap any step to learn more.

01 Are your documents ready? Before you start house-hunting, you need six things — and most are simpler than you think.

Two years of work history. Your current income. Your enganche — down payment, starting at 3.5%. Your credit score — minimum 580 for FHA, 620 for conventional. SSN or ITIN. And your legal status — citizen, resident, work permit, or ITIN. If you have ITIN, you still qualify. Doris helps many families this way.

02 Check your credit Your puntaje is the first number every lender will ask for. Knowing it before you start saves you time.

Pull a report. Know your puntaje de crédito. FHA loans start at 580. Conventional loans start at 620. If you're below that, it's not a roadblock — it's just the first step. Sierra runs credit repair under the same roof, so you don't have to bounce between offices to get mortgage-ready.

03 Get pre-approved Your pre-aprobación gives you a real number to shop with — and tells sellers you're serious.

The lender reviews your income, credit, and enganche, then gives you a carta de pre-aprobación — a pre-approval letter. That number is what you shop with. Without it, serious sellers won't take your offer. With it, you know exactly what you can afford and we can start touring homes.

04 Make an offer Your fianza — earnest money — shows the seller you mean it. It's not a fee.

When you find the home, your offer comes with fianza — earnest money, usually 1–3% of the price. It is NOT a fee. It counts toward your down payment at closing. If the deal falls through for a reason in the contract, you get it back. We write the offer with you and negotiate the terms.

05 Under contract Inspection, appraisal, and the boring-but-important details. We watch every deadline.

Between accepted offer and keys is 30–45 days of inspection, appraisal, and lender finalization. Things can shift — appraisals come in low, inspections find issues. We renegotiate on your behalf when they do. Most issues are fixable. Almost none are deal-killers if you have a team that knows the playbook.

06 Closing day — keys in hand Sign, pay, get keys. About 90 minutes at the title company. ¿Y ahora qué?

Bring valid ID and a cheque de caja — cashier's check — for closing costs. Sign about 40 pages. Get the keys. You're a homeowner. We're with you the whole 90 minutes, and after — questions about your first mortgage payment, property tax, seguro de casa (home insurance), all of it. We don't disappear after closing.
